Sell While You Host: Turn Your Melbourne Property’s Time on Market Into Income

Melbourne property owners are facing a familiar dilemma: hold out for the right buyer and the right price, or accept a lower offer simply to stop the cost of waiting.


In late June 2026, Melbourne’s auction clearance rate fell to 50.2%, its weakest result since the city’s 2021 lockdowns, according to Cotality figures reported by ABC News. Results have since improved, although the major data providers continue to show very different readings. For the week ending 6 September, Domain reported a 57% Melbourne clearance rate, while REIV reported 71% using its own reporting method.


The exact weekly percentage is not the whole story. The more useful takeaway for a vendor is that sale timing remains unpredictable. REIV reported that Victorian private-sale listings took a median of 45 days to sell in July 2026—and an individual property can take considerably longer when the seller is testing the market for a particular price.


During that waiting period, the mortgage, owners corporation fees, council rates, insurance and other holding costs do not stop.


The limitation of traditional property staging


Professional staging can make a vacant property feel warmer, help buyers understand the scale of each room and improve the photography used in a sales campaign.


However, conventional staging is normally hired for presentation. Depending on the supplier agreement, it may not be available for guest use. The owner continues paying for furniture that looks good during inspections but does not generate income between them.

  • The quoted arrangement is based on a 3-month term. The bond is refunded in full when the rental continues beyond three months, subject to the final furniture hire agreement and property condition.

  • Large homes, premium properties and unusual layouts may require a custom furniture plan and quote.


Furniture hire is not “free furniture”, and it should not be described as a zero-cost service. The advantage is that the owner does not need to purchase, store, move or dispose of a complete furniture package upfront. The furniture supports a home that can be operated, not simply viewed.

For example, the owner and agent may nominate recurring inspection windows. Airhosty can then protect those periods from new bookings where practical, communicate access requirements and plan cleaning around key inspections.


No short-stay strategy can promise that every inspection request will be compatible with every guest booking. Clear notice periods and communication between the owner, sales agent and property manager are essential.


Which properties are best suited?


Sell While You Host may be a good fit when:

  • The property is vacant and available for at least several weeks

  • The vendor wants to test the market rather than accept the first offer

  • The home is in a location with established short-stay demand

  • The property can legally and practically be used for short stays

  • The owners corporation or building rules permit the intended use

  • The insurance policy is suitable for short-stay accommodation

  • The sales agent can work with an agreed inspection calendar


It may not suit a property requiring immediate daily access, a building that restricts short stays or a sales campaign with a very short and fixed settlement strategy.


Before you begin
